DUBAI EXPO 2020 FUELLING THE PROPERTY BOOM

The 182 day luxurious extravaganza has only just began yet it's already driving up residency demand throughout the UAE ..

The event may be a year late pushed back because of the Covid pandemic but Dubai’s Expo 2020 touted by the organisers as “The World’s Greatest Show”, kicked off on today and those within the property sector are aleardy reaping the rewards.


Since 2014 Dubai’s property market had been on a downward spiral, an oversupply of housing units built during the boom years, unfordable housing process and fall in oil prices were all to blame yet so far this year Dubai’s off-plan realty market has bounced back to 2013 levels and is gaining momentum.


In August 2021, Dubai’s offplan market saw 2,599 sales transactions worth Dh4.95 billion, the highest value recorded in a month for off-plan properties since December 2013. The number of off-plan transactions is also at its highest since November 2019.

Dubai is one of the most powerful financial centres in the world; low interest and mortgage rates, an effective Covid-19 vaccination drive, and new visa rules for investors offer a favourable scenario for anyone keen to live, work, or trade in Dubai because of this developers are now starting to launch new villa/townhouse communities mostly in the suburban parts of Dubai such as Dubai land and Dubai South and they are selling out quickly. Most sought-after areas for off-plan villa/townhouses transactions were Arabian Ranches-3, followed by Villanova, Tilal al Ghaf, Dubai South and Mohammed bin Rashid City. For off-plan apartment sales transactions, Dubai Harbour had the most sales followed by Mohammed bin Rashid City, Business Bay, Jumeirah Village Circle and Jumeirah Lakes Towers.


With this is mind we take a look at the four most attractive neighbours to consider if you want to buy in Dubai.


Arabian Ranches-3


Arabian Ranches 3 is a new villa and townhouse community from Emaar Properties, currently under construction.

Properties for sale include apartments and villas, as well as plots to build your own dream home; buyers are mixed but predominantly international families. Expect to pay from AED1.5 million for two- to- three-bedroom villas, and upward of AED21 million for mansions with six bedrooms or more.
